The Victorian home had suffered considerable damage over the years. While time had taken its toll, the biggest problem was the result of a squirrel which had chewed its way through the exterior and made a home in the walls. After opening the walls, we found extreme damage as a result of rotted framing. (Seen in during photo above) The entire Southeast corner of the home was sagging and required considerable exterior repair to the framing and foundation.

The second phase of this project was the restoration of interior walls, woodwork and millwork; primarily in the dining and living room. Prior attempts to repair the water-damaged walls had resulted in a “hodge-podge” of drywall blended with plaster. The grand trim, all quarter-sawn oak, painstakingly refinished by the owner years before, had been damaged by water leakage as well. Carmel Builders’ team members carefully removed and catalogued all existing moldings and trim before we began the interior restoration.

The new walls were furred out and shimmed to meet the existing wall’s thickness and new electrical wiring replaced the old, and low voltage AV wiring for the owners’ high-end home stereo and entertainment center was installed. New drywall was mounted and the plaster reworked and blended into the existing undamaged walls. The original moldings and trim were re-installed wherever possible and missing pieces, including detailed plinth blocks and beauty molding, were custom built and stained to match. Seven-foot intricately detailed pocket doors were repaired and restored to their original charm and function. Damaged finished floor boards were replaced to return the hard wood maple floor to its original beauty. At the skilled hands of Carmel Builders’ finish carpenters, the character and charm of this centenary home was restored.
